Listed and Sold in HOURS!
Listed and sold on the same day. I accomplished something as a Realtor that I’ve never accomplished before. I listed a house and was able to get it under contract on the same day. I don’t strive to break records or seek personal achievements when it comes to real estate because it’s ALL about what your client wants. In this case, the seller wanted to get his house listed quickly. I had received an offer this morning before I was even able to put my sign out!
The seller wanted his house listed that day, but didn’t want to allow showings until this weekend. He had family in town and planned a beach trip for the weekend. We thought it would be perfect to allow showings to start Saturday after they left. I knew this house would show well, so I even had an open house planned for Saturday to help promote it. We ended up having three offers by mid-afternoon, and not a single one of the buyers had been inside the house. This goes back to how important PROFESSIONAL pictures are when listing you house!
Three great offers and my clients didn’t even have to show the house once! Talk about having the upper hand. That is huge for a client because people hate to have to vacate their house to allow for showings. It’s even harder when you have kids and you’re trying to keep the house clean at the same time because you don’t know when you will get a showing. Pricing also played an important role in the quick sale of this house.
After evaluating comparable homes that had recently sold in the neighborhood, we listed at a very fair price. This is so important because people are aware of what other houses are selling for in the area. If you overprice your home, it will attract less interest. You have to find the “sweet spot” as far as price. Not too high and not too low. A “fair” price draws more potential buyers and even gives you a better chance to get offers that are over the listed price.
Late Afternoon/Early Evening
By evening time, and after much negotiation, we had received a great offer, and the sellers were ready to sign. It was a picture-perfect day for them, and all of our hard work has paid off up to this point. We still have more hoops to jump through with a home inspection, and appraisal. It was a very successful day and a reason to celebrate, but you can never forget a deal isn’t a deal until the deed is recorded.
I’m so happy for my clients! They were so excited to get the house listed, but they had no idea it would go under contract in less than a day. Honestly, neither did I. I knew it would draw a ton of attention looking at the numbers. But multiple offers on the first day, all site unseen, is unheard of! Happy 4th of July! I hope yours was as exciting as mine was!
