My name is Taylor Pelzel and this is my real estate blog. I am a full-time Realtor and Real Estate Broker with Wilcox Real Estate Group. I cover all of the Charlotte areas. Real Estate is a passion of mine, and I love to assist and guide people through real estate transactions. Through this, I’m hoping to educate and provide useful tips and updates on the Charlotte area real estate market.
The Charlotte Real Estate Market
I love keeping up with design trends, future developments, real estate trends, and new plans. As a homeowner it’s important to keep up with the market. The market has changed tremendously in the past 5 years. The Charlotte area has gone from a “buyers market” to an housing inventory epidemic. In 2015 the monthly inventory was around 6.9. That means, if all the houses currently on the market were to sell, it would take 6.9 months. Factoring in average days on market, all those home would be sold in almost 7 months. In 2015 homes were taking a lot longer to sell, there just weren’t that many buyers in the market.
Current Charlotte Real Estate Market
The Charlotte Area is currently around 2.9 months of inventory on the market. It’s an unbelievable how fast Charlotte is growing. I hear numbers all the time, “more than a hundred people are moving to Charlotte everyday.” There just isn’t enough housing, especially affordable housing, to supply the demand. This leads to buyers getting into multiple offer situations when attempting to purchase. Ultimately you end up having a bidding war and someone pays more than what the seller is asking. This has led to an appreciation in home values over the last 2 years. It is a HOT sellers market!

When introducing yourself, it’s important to be honest and talk about what kind of person you are. I am hardworking. Not scared or “too important” to get dirty and work. I believe in professionalism and ultimate respect for everyone, not just my clients. I tell my clients, “don’t just hand me your business, allow me to turn it.” I like to be able to prove to new clients that I go above and beyond and earn business. As a Realtor, I do not let ego get in the way. To make it short, I will not stop at anything to get the deal to the closing table. I want my clients to tell all about the great service they received.
